Check with your local surveyor to ensure that your new fence will be built within the borders of your property.

Structural Sagging
A sagging deck frame can indicate that rot or termites are affecting the structure. As termites eat through wood, they create small tunnels which allow water to penetrate foundational beams. Water and termites together can create a serious rot problem, resulting in sagging that causes parts of your deck to collapse. If you notice sagging, then it is time to replace your deck.
Loose Nails
When planks warp, they often pull on the nails which attach them to the deck frame. You could hammer these nails back down, but this is only a temporary fix which makes the hole larger. While screws could be a solution to replace one or two protruding nails, several warped planks and popped nails are a warning sign of structural problems and a deck safety hazard.
Widespread Rot and Decay
If you notice extensive rotting of your deck wood, especially around the outer edges of the frame, your deck is beyond repair. One sign which can indicate rot is water absorption. Water should bead on the surface of your deck due to the sealer applied. If it doesn’t, your deck is absorbing water every time it rains and may be rotting. You can test your deck for rot by walking its perimeter and noting any soft spots, then twisting a screwdriver into those spots. If the wood appears to be soft and spongy, it has already started to decay.
